Niel
Thomas' clients have full access to their pending purchase or sale 24-7
through RealS8.com!
Settlement Room is the Transaction Participation Center. Through the log-in
screen off the link above, the client arrives at a summary of all pending
activity. The major "deal points" are listed, including price, closing date,
and names of all participants and service providers.
From
within Settlement Room, the client can:

Communicate with other participants through Niel Thomas and his Transaction
Coordinator, by e-mail or fax

View, print, and download pertinent documents, such as the purchase and
sale agreement, disclosures, inspection reports, surveys, title prelims and
closing papers

Read messages from other participants and reply to them

Transmit documents to the Center for others to access
The
transaction activities of all participants are recorded in detail, an
important record for future reference.
When
the transaction is complete, RealS8.com clients receive a CD of the entire
transaction. It includes all the documents, messages and activities that
reached the Transaction Participation Center during the course of the
transaction.

Showing Scheduler
and Feedback Center

Sellers who market their homes through Niel Thomas and
RealS8.com get the convenience of instant on-line scheduling of showings and
prompt feedback of the results.
Licensees with buyers for your home call either Niel Thomas,
his associates, or where desired, the seller directly. The appointment is
entered into the HomeFeedback on-line interface.
Immediately after the
showing, the licensee representing the buyer receives an E-mail requesting a
feedback report. The link in the E-mail leads to a few brief but helpful
questions.
The page also
displays the basic marketing facts about the property. This has the doubly
desired effect of reminding busy showing licensees which house this
concerns, as well as reinforcing the home in his or her mind, for possible
future showings.
The questions ask how the prospect liked the home, whether
they are keeping it under consideration, whether they are considering making
an offer, or whether they decided to purchase a different home, and their
opinion of the listed price.
When the buyer's
licensee is willing to disclose that choice of alternative property that was
chosen, the feedback becomes invaluable comparative market information. |
